This is a guaranteed method that @Functional Obs taught me it's crazy how good this works for private work. Get yourself a Google business profile which is free. Fill it out and get verified but the most important step is to get reviews. Also, make sure yours is filled out completely. Google likes to see that you are actively interacting with your GBP so reply to all reviews you get immediately. Go through your contact list and ask for reviews (screenshots to follow) but only if the people you've worked with who will give you 5 star reviews which is very important. Once you get 5 reviews the phone will ring, when you get 10 it will ring more, I'm up to 13 now and since Saturday I've got 3 calls for 4 orders with 1 confirmed tomorrow for a private sale to a tenant for $575 and the 3 others said they loved my pitch and will get back to me. Stand out, be available and respond ASAP. The lady who talked to me today said she called multiple people who haven't called back so be available! Keep your phone handy it's literally free money.

I ask friends in the wild to Google 'appraiser near me' when I first started @Functional Obs said I ranked 24th. In the last few days on different friend's phone I've ranked 4, 4 and 2 with a guy at 1 who pays for ads. My ad says profile not complete bc I don't pay for ads don't worry about that the phone still rings like crazy but if I haven't mentioned it yet GET 5 STAR REVIEWS!!!!!

I did a PMI removal appraisal ($650) for this guy above and sent him a text at 4:45am today and offered $20 to leave an honest review (he responded no need to pay me I simply forgot) after I already asked for a review the day after I did the report. He responded at 4:55am today half the people won't leave reviews bc they're lazy so be warned but it's so important to get them

Wow 23k views in 2 days I'd be shocked if that was real. Anyway, did a divorce appraisal in Jan (I think I had maybe 1 review at the time) his lawyer wants me to testify so I sent my letter of engagement with a 4 hour minimum and review of other appraisal a couple days ago. He prepaid last night then today I got an order from a realtor who has a house uc but wants a 2nd opinion for her use only I'm inspecting tomorrow. Crazy. The built in analytics say I'm being found by 'appraiser near me' or 'real estate appraiser near me' so it doesn't really matter if all 23k set up your own profile the only orders I'm getting so far are very near me and a search of other appraisers near me show they have little to no reviews and aren't active so my profile ranks high. That makes 5 calls in 6 days Lastly, I just found out Bing also has a free business profile that simply lets you import your GBP so set up takes minutes.
