UAD 3.6 will accommodate hybrids. As it is a dynamic data set, the certs, etc. will change to contain the appropriate content.
Thanks for the response. Question: Are any of the software providers ready? As of now, soft roll out is 3-4 months and none are offering any test drives.
 
So that certification will end the never ending is it USPAP compliant ? If the Fannie/Freddie Cert takes it then hell yes it compliant. I never doubted they were but folks who do them will now feel better.
 
My understanding is that the chief difference between a hybrid and a "traditional " appraisal is the checkbox who inspected, since they are both either a 1004 SFR or a 1073 condo appraisal ( will those form numbers remain, or will everything be number 1004 on the new forms?)

Will the appraiser need to rate or comment on the additional details the new UAD demands regarding property features, the same way as when it is a hybrid?
 
As I understand it, there will no numbers. 5 'types' of assignments: URAR (for SFD properties), Condo, Coop, MFG, and SRIP, but the 5 distinctions are really better pictured as modules rather than stand alone forms.

Correct, there are no form numbers anymore. Anybody can download samples of the new forms here: https://singlefamily.fanniemae.com/...rtgage-data-program/uniform-appraisal-dataset

The 12 available samples include 2-4 unit, condo, Coop, Manufactured Homes, and SFH appaisals

Have they postponed it till 2027 yet? Think of all the swamp creatures working on this thing, they have to keep that gravy train going as long as they can.
