Keeping rents same

I don't get what you're saying.

He was referring to the highly esteemed "Bobby Bucks" who sadly seems to have tired of the forum.
 
Back to the rents, Big firm tenant wants a long term lease which could last 25 years. I may be dead by then.
Problem with such a long lease is that I (or my beneficiaries) won't be able to tear down and rebuild larger building in the future.

And I never heard of Bobby Bucks. Was he around when Fernando was around?

Remember "The Forum Is Damaged" thread? That was his last goodbye as far as I know. I became a fan of his on the old NAIFA forum. He was knowledgeable, helpful and cool. The forum is a greatly diminished place without his humor and grace on display. I hope he is doing what he loves somewhere.

Bobby must not got involve with political views in the forum which is good. The MAGAs here spread misinformation corrupting the younger generation, and I couldn't let it go. So I remember the troublemakers. I appreciate your fact checking on Trump lies. I know it's exhausting.

Thus, Bobby will be miss with his knowledge and experience.

Bobby is an archconservative, somewhere to the right of Attila the Hun. However, he generally confined his politics to the occasional well-crafted & strategically placed "snide remark" instead of longer screeds and/or tirades. Never cross with anyone over anything though, he had far too much class for that. He worked his way through college as a "trapper", believe it or not. How many of us can say things like that? When it came to the "art of woodcraft", he was the real deal. He was also an early adopter of crypto currencies, which I hope paid off for him big time, leaving him too busy living the Ernest Hemingway lifestyle to slum around with us on here anymore.

During Covid, rent was paid on time.
The company must be having money issues to ask for rent concession...right?
That is probably like an anchor tenant. I would be fine with the rents. You can search around with different brokers who rent similar space for rental comps. You can tell them you are an appraiser and doing a rental analysis on the subject property..........
 
I was afraid @Bobby Bucks had taken Fernado coyote trapping and got confused and skinned the wrong dog.
 
California residents can expect sharp increases in their condo, renter, and home insurance rates in the coming months.

State Farm recently requested permission from state regulators to raise rates by 30% for homeowners, 52% for renters, and 36% for condo owners. Allstate Insurance just received approval to raise rates by an average of 34%. The increase is hitting some residents hard.
