Since a lot of these comments are pointed to sales comps, it’s pretty obvious that they are primarily residential appraisers. Which is typical of government agency oriented appraisers. If I am looking at a potential commercial property purchase those panels on the roof I may take into consideration, maybe, for a 5 year utility savings. Maybe. Otherwise they are a future liability. Sorry, greenie appraisers…

Many commercial owners that are installing these systems are motivated by the utility savings and payback, rather than environmental motivations.

Income producing property. Seems reasonable to use the income approach on the solar amenity energy savings.
