Dealing with a mid-century ranch, built in 1958. The interior finishes go along with the era of the dwelling, including the furniture. Will I get a slap on the wrist for using a phrase like this..."Many of the original interior finishes have been preserved, show no signs of damage, and appear to be in good condition.". Seriously one of the bathrooms has a mint green tub, laminate counters, toilet, and tile wainscoting. The half bathroom has a pink toilet and sink, but a new natural stone counter. The original terrazzo flooring is still in the entry, living room, dining room, and down the hall.
 
I don't see any problem with your verbiage. Of course, I'm not the bias police.
 
I like the word retro style, or more likely an older styled home. Era of the dwelling? Is that a code word for grandma's house. That's what they are called here. Ready for a rehab.
 
Retro? Or, simply "dated styles and colors" - Pink and green toilets certainly fall in that latter category.
 
You shouldn’t ever have any problem verbalizing what your pictures support.

Let us know if anything happens because what you said is textbook good appraising! You are describing the property well. I will presume that you classified it as C4 and found comps that were well maintained but dated.

It actually doesn't have any deferred maintenance. The quality is considered a Q4 for my area. The owner just opted to keep with the retro style of the home. You can tell the kitchen has been redone but the style speaks to that era, laminate counters and turquoise blue metal cabinets, appliances are newer and stainless steel.

This owner bought the house in 2015 and decided to keep the retro style. The kitchen has been redone, see comment in post 8. They have redone the master bath as well, which is more to current standards but the other bathrooms remain in that same style. So definitely not grandma's house...besides, I'm a grandma and I wouldn't want that style of home.
 
Appraised a total retro 1950 row house. Was stunned to see it, reminded me of my childhood. And why retro. That was the owner's business, he restored things for homes. The basement was like an old movie theatre.

Can't remember how i handled it. Before uad, but there was no issue.
