Do new double pane windows increase value?

I have yet to find sales in which a home which has switched out single pane for new double pane windows has increased in value despite the $10000+ cost. It seems to be more of a trade off between the cost and the lower energy cost. What have you all seen?
 
I would say your data base is not too solid.

I have never known anyone to JUST put in windows. They frequently do siding, roofing, etc. People who are consious of the need for such things also tend to take better care of their home. They also tend to have money for maintenance and upkeep and upgrades. So houses that meet those conditions tend to sell in the upper end of the range of sales. Houses where people still have the old steel casements, are generally worn out in other areas as well and sell in the lower end of the range of sales.
 
I know after changing out all my windows, I would pay a little more for them in a new purchase. However, I wouldn't pay $10,000 more because I just replaced ALL 18 of mine as well as a new front door and 8' Patio door for less than $4,000 (of course I did it myself and saved a bunch).

I would think that to be a difficult paired sales analysis to make but perhaps that reflects the probable lack of good sales data and isolated sales hardly make a good comparison. Also, the TV ad slash Sears specials cost about double the price of a good handiman and a Lowes credit card.

I'm with Greg. I've not seen anyone replace just the windows.
 
Greg your point is well taken and logically that would follow. In fact friends installed new windows in the new neighborhood and added a bay window for about $5000 and did nothng else. I have been in countless homes with new windows and no other upgrades. The neighborhoods I see this there is usually one choice windows or upgrades not both. Thats what I see.
 
I recently sold a 1912 bungalow and was told that the original wood DH windows ADDED value in that specific area and it was beneficial in marketing and the old windows added value!
Every appraiser needs to do a personal transaction once in awhile to get a different perspective...
 
Karin I would agree I have seen some of the horrible things do to really classic homes and I wouldn't give you 5 cents for the new European kitchen recently installed. A good new kitchen is hard to do in an old home but can be done if you know what you are doing or have someone that knows.

I've seen hundreds of homes that have replaced "just windows..."

I've see homes that have just *gasp* replaced their roof as well...
