MLS fees?

I recently read an article regarding typical fees for appraisers and the article listed a 'normal' or 'average' MLS fee of $100 per month.

My fees to simply access the MLS here in Maine is $206 a month. This does not cover the entire state either, as there is a seperate MLS for Downeast coastal areas.

My question to all of you is:

What are your MLS fees? Are there multiple MLSs in your area?

Here in Coos county on the Oregon coast there are two MLS systems. The one major system, RMLS based in Portland is not quite statewide but has been growing every year. If I remember correctly when I joined it was a $750 fee, but the monthly dues for an appraiser is $45, higher if you also do brokerage activity(higher initial fee also), more if you keep a lock box key. The other MLS system, South Coast MLS is almost worthless IMHO, and represents a very small number of the total sales; information is inadequate, incomplete and in many cases just plain wrong. There are a couple brokers around that still use them, but a substantial number of the agents in the smaller system have joined both to get their listings exposed to the larger system. I only occasionally need to check that database with the brokers when am in an area they work, but do not belong to that system.
I guess I feel pretty lucky to have fees so low.
 
We're lucky down here in SoFla. They have a regional and county agreement in the State. Some 20 to 30 something counties are part of it and the SouthEast Florida agreement covers the three biggest counties I cover.
 
I belong to BAREIS which is Bay Area Real Estate Information Service. This covers most of the north and east bay areas of Northern California as well as the wine country counties of Napa, Mendocino and Sonoma. Dues are $104 per quarter. A lok Box deposit of $500 is required but there are no extra monthly fees for it.

Our FMLS here is also around 200+ per month. When I started, I had a buddy of mine give me his MLS U/N & P/W......Then I married a REALTOR®:icon_mrgreen: . Then I got my license:icon_mrgreen: I have FMLS & MLS and since I was paying for the NEGAMLS(yes thats 3 different ones) as an appraiser, I joined their Board as a REALTOR®. Still paying $200annually and $75 qtrly, but they are NOT like the Atlanta FMLS & MLS; who only charge by the transaction.

MY RECOMMENDATION/BEST ADVISE is for you to go get your RE License. Just have it held by a "no name" broker who will hold it(your license) for free and charge you about $300 per transaction if you sell something! They should supply you with your MLS(s).

Lets see..$4-500 for a license(Classes) another $150 for the exam(Test Facility), another $150 for the actual license(State).

Most of your CE can be "Double Dipped" so for about $800, you will have MLS(s)....FOREVER! HELL, if you find someone to help buy a house, you will have paid for EVERYTHING(several times over) too!

Dont know about your state, but here in GA, I got my license in 1 MONTH(75 hours).

BTW- it will be "E Freakin Z" for anyone who is an appraiser- TRUST ME!

Wrong. If you are a sales person you need to pay for your own MLS and be member of a Realtor association. Most state if you are using the MLS with the password nobody can use it from a different computer. Also the Realtor association membership is a requirement for all sales associate who's broker is a member. If the broker not member of a Realtor association the sales people are not required either. Not all brokers and sales people are Realtors, and appraisers can become Realtors as well.

An appraiser can become also a Realtor and get his own MLS, you don't need a sales license.

Not necessarily. BAREIS has a little thing that has a rotating number that you have to put in with your UN and PW.

So if the Broker is NOT a REALTOR®, then if they are holding your license, YOU cannot become one?
But you can become a REALTOR® if you are an appraiser, but not a licensed sales person? OK, now I am confused m2:

YES I did/do know that not all brokers are members of an association/REALTORS®

As an appraiser I needed the MLS in the Blue Ridge area of GA, so I became an "affiliate member" of the NEGA Board of REALTORS®.......
