Actually, that sample kinda looks like the alamode demo.
 
It looks like the same one that Alamode uses for their demonstration. I don't think it is a real appraisal.

It appears they used the sample appraisal that comes with Wintotal.
I recognized the subject address.
But I agree, it's awful and I would not put up anything like that without an explanation.
 
I also noticed that the company is working as an AMC for an AMC.
 
Well then Alamode and the ding dong who used it should be ashamed.
 
They are working so fast they can't be bothered with checking all those boxes and giving any real analysis and they obviously don’t have enough canned comments for all the lines of the report. Where is the HBU? I love that the value comes in at $170K, (basically what their cost approach analysis (I use the word lightly) says, but they give the greatest weight to the sales comparison (comps 1 and 2 to be exact) that clearly indicates a value of $14K lower. My favorite part is they don’t even bother to fill out the amount for the sales comparison approach on the reconciliation line, but say they give it the most weight!
