Wow.lots of BLANKS

I can't believe how many blanks are on this appraisal!

It must take to much time to analyze the market, can't be skippy when your wasting time doing your due diligence, lol.

Love the explanation for why the subject is in the lower end of his marketing range on page one, predominance at $270k??? Must be a pretty crappy subject..Oh wait, Mr John Q Skippy states its in average condition, lol.

my, my, my! Thats sad, this industry wants "fast & cheap"..no quality.

It appears they used the sample appraisal that comes with Wintotal.
I recognized the subject address.

Oh thank goodness..I was having a hard time justifying why this person would still be in business!
 
I also noticed that the company is working as an AMC for an AMC.
I noticed too. I wonder how Landsafe feels about that? Aw heck, who am I kidding? If the turn times are met and they don't argue about fee's I'm sure Landsafe is happy.

When given 24hrs to complete the report, who has time to figure out how much the property is actually worth. Let alone fill in all those stupid boxes.
 
It is Alamode's sample that comes under the Appraisal Info heading with X-Sites. I didn't check out my X-Site at first, and had the same one. The appraisal info tab was removed. Horrible example of an appraisal
 
I love the $656 site size adjustment and the $250 carport adjustment for comp 1.
 
Well then Alamode and the ding dong who used it should be ashamed.

It is a sample from Alamode look at page 6... and I agree.... they should be ashamed for putting it out there especially without a watermark across the thing saying sample... now we all know that Skippy works at Alamode....:new_2gunsfiring_v1:

I think Pace should spend just a little bit of time on what they are advertising..... looks like they put out a poor product ( the incomplete report).m2:

Heck, why complain about the middle man when you can BE the middle man. :rof: Or in this case the middle-middle man.
 
I doubt that is even the same company that has the job post. There are multiple Pace Appraisal Services showing up in a google search, and this one doesn't mention servicing any other area but counties in SOCal.
