the race to the bottom is fast and furious,,,just take the order,,send the address to a full fee client and then decline the order by requesting a 5 higher fee then market...

Do that a few times,...
 
Ask the 74000 UAW workers about to be offered a buyout about unions or just about anybody left living in Michigan. Unions have done a wonderful job in ruining the US auto industry, and its going to get worse.

The US auto industry isn't a good comparison; appraisers are far less centralized, organized and quality is not uniformly controlled (in reality), regardless of USPAP and other governing controls. Corruption is well established. AMCs are no parallel to GM or Toyota. They are designed to be more like leeches. The big 3 in Detroit need to wake up, but they aren't scammers by design. Driftwood act Zaio wants to be the shoe-string McDonalds of appraising, but has no idea what a business plan is apart from the AMC leech routine. :nono:

Independent appraisal shops should be the industry foundation as long as appraisers improve their national representations and can more assuredly detach from lender and AMC influence while service quality is maintained at professional levels. Appraisers might be far better off revitalizing the American Dream of rugged individualism instead of looking for AMC bacteria to patronize them. :clapping:

Just received this memo in email from Quantrix.

I got an assignment from a local AMC (small company) going through Quantirx. My husband (also certified) did this one and he didn't want to buy ACI sig, so we sent it pdf (we usually submit them to this client ACI). Needless to say, THE CLIENT FLIPPED OUT! "This has to be ACI!!" When I asked him why, he said because quantrix ONLY accepts ACI. I informed him that I am also on Quantrix list and they accept PDF, ACI, and WINTOTAL, so what's the problem. After getting the truth out of him, I find that HE HAS TO SIGN THE REPORT TOO!!! Needless to say, I dont accept work from them any longer. (my fee, after dig. sig, $75) My fault for getting involved with a fee-split-split-split! Sadly, there are still plenty of appraisers willing to do an appraisal for $150.

The whole we need a UNION tread has been beaten to death.
But your one comment

Doesn't hold up for our profession, as we have have numerous potential "employers" (clients).
In addition their are numerous other professions / feilds that have "very specific work and a limited number of employees" that don't have unoins.:peace:

AMC's cannot manage appraisers if they have no appraisers to manage! No need to join a union or pay any dues. We do not need new legislation or permission from anyone. Just each one of us growing a backbone and saying no! You bet there will ALWAYS be a few who beg for the cheap AMC work. If enough of us in enough areas say no the AMC's will have to disappear. This process will not take years to accomplish. Just a month and they will be a fond memory! I am not talking about just turning down the low fees. I am saying to be unavailable for a month even at full fee. Once they are gone the lenders WILL order the appraisals directly with the appraiser.
