I am not an employee of a la mode's. I share many of the same views that they do, but I am not influenced in one bit with what they do. The only thing I am biased about are large companies making money off my and your backs, and pushing our heads in the sand while they do it.

While I have respect for Dave Biggers, I am my own man, and challenge anyone to say otherwise here or to my face.

With what? I am not angry with you, but I don't mix words either. It is easy for you to sit a thousand miles away and say something like you did. You are associating my own thoughts and opinions with another entity.

If you are trying to say something grow a pair and say it, otherwise don't come at me with loose jabs at my character. I have no clue who you are, and you have no clue who I am.

The converted file, which is delivered to the client or the client's agent, remains on the appraiser's hard drive as, in the case of AIReady, an ENV file. If the requirement placed upon the appraiser is to produce their workfile upon demand, if the appraiser copies that ENV file on to a CD and presents that CD to the Board, is not USPAP satisfied?

Once again your playing dumb. We have told you more times then I can recall that the ENV file is not readable by anyone except FNC and I suppose lenders. You taking the records keeping section out of context by hanging your hat on one little statement. Can you honestly say with a straight face to amn Appraisal board or a judge that you met the requirements of USPAP even though neither of them are going to be able to read what you handed them?

So I will ask you a question. Suppose I am one of your State Appraisal board investigators and I send a formal request for you to send me an original of an identified report you sent to client through FNC Aiport.

What will be your response?

How are you supposed to document a file that is nothing but symbols and some narrative? If the board can not read what you give them, and the appraiser can not read it, how is it a credible copy? It's a good thing you aren't a lawyer, you'd get a client sent to jail if you were defending them and that is the best argument you came up with. Are you capable of making an argument worth hearing?

I am reading the line you have stated, but it does not help either side of what we are debating. I think a a board would establish some common sense and it looks like "true Copies" is what hangs your replies up like a skinned cat: You must have an OADI viewer to read the ENV, so no one can read the TRUE copy except AIready enabled folks.
 
This is getting so old.

Andrew, right now, the ENV is readable using the OADI Uploader program. The appraiser is encouraged to review the report when it is opened using that program in order to ensure that what they think they are sending is, in fact, what is being sent.

If the Board requests that I, in compliance with USPAP, provide them with a true copy of my appraisal report, right now they would get a CD with a copy of the ENV file on it. Unless the Board has created a rule which requires delivery of a paper copy of that report, I would not be in violation of anything. And if they did have such a rule, I would be violation of that rule, not USPAP. And they could discuss the validity of their rule with my attorney.

I provided a link to a demo of the OADI uploader software days ago. That demo contains a screen shot of a sample report that may be viewed prior to its upload. I can not be blamed if anyone decided to ignore that information.

I also asked you days ago that, if your primary concern, as stated by you, was that you could not touch a physical copy of an report as contained in an ENV file, if FNC provided an update to their software that would permit a hardcopy report to be printed by the appraiser, would that satisfy your concerns?

To my knowledge, you ignored that question. You have ignored evidence that your assertion that the ENV is not readable by the appraiser if false. You continue to drag this out despite overwhelming evidence to the contrary.

And if I send a true copy in a Wordperfect format, whoever wishes to view that file will require software capable of reading it.

What's your point?

Software is available to read ENV files. Get it. Problem solved.

And is this based upon the presumption that AIready processing actually keeps a "true" copy of what they received after it was converted for mining the data. Do they even have one on file for comparison later?
 
If FNC enables the print function then I am good to go. If they make the OADI viewer an executable reader and I can re-open ENV files I create then I am good to go. End of Problem.

I wont hold my breath.
