It was crafted to strike fear, and that's exactly what it has done.
FEAR!, this ain't no FEAR! Fear is having your livelihood pointed to your head if you do not buy ACI!. Fear, is having to BUY! Lighthouse a much confirmed problematic Plug-in! Fear of being kicked off a client list of many years if you do not use Appraisal Port!........... Bigger fear is if it all of the above comes from an AMC with the add-on of reduced fees!!.................Fear of wondering how you will adhere to your ethics and standards, and then have to put food on the table, face your children, your spouse, pay for utilities, pay the mortgage. This has become a racket and you know it Wiley.

I could care less what Alamode has done, because when compared to what your Posse did, DW, Alamode is just a bumper sticker, compared to the raping and pillaging and burning of the American Dream and economy. This is your Legacy DW, along with your Brethren. Butch up DW! Reap what you Sowed, It's all yours.

As for me as an appraiser. I could care less what you might think of me or others, I did my best, to get clients to get on great rotations and to have it gone, becuase of AMC's interrupting the honest system that have been in place for years without problems, and have their low fee trainee appraiser do the work, then add chopped up data to be data mined, later to have add values by 15-20% when you using the AVM's!!.....But I am sure those files are getting shredded, only to be updated by AA-AVM's.

Every Night I pray for good Clients that want the truth, Every Night I look at my kids, Evey night I want my wife to stay home and not work, Every night I want to make sure I can pay the bills, every night I still count my blessings, and every night I thank that I am OK........ I also pray to the Good appraiser and that skippy will become a Good appraiser.

Some say no "Ill will", did the above mentioned that you helped say the same to us?

Actually, all the argument has been there. The proposed regulatory language linked in the thread said if you know something might happen after you hit send, you must not hit send. Someone posted that someone doing something after you hit send makes you an "accomplice."
 
Doesn't Zaio use this same "resistance to technology" argument?

Just because a company or organization advertises themselves as an advancement to technology doesn't mean everyone automatically should jump on board similar to what happened in the 1990's tech bubble. If one rememebers, there ended up being a big crash there too. For every success story in technology there are thousands of ideas and companies that crashed and burned or at the least were just overtaken by better alternatives.
 
That it does not report as FNMA requires the 1004, is a problem. The file produced by OADI is very SIMILAR to a 1004, but in fact i snot. The narrative sections on page one, for example, such as in the improvement section does not allow all of the narrative to be read. It changes the area into a scrolling "window". Fannie has not authorized us to add fields or otherwise augment the structure of the 1004.

Actually, Fannie does specifically authorize software to do that.

If use of AIReady is in conflict with what Fannie Mae requires, why is Fannie Mae itself now requiring AIReady in some cases?

AIReady is not perfect. As George pointed out earlier, it has quirks, but once you learn those quirks there is no problem working with it. I am quite sure that there are little quirks in the software you use already, but we have all adjusted to those over the years.

This is just a matter of personal choice. If you don't want to use portals, don't. If you don't want to use AIReady, then don't use it. If you don't want to work with clients that require AIReady, PDF, Argus, or any other software, then seek out other clients.

If you want to fight for legislation against systems that change reports, please be mindful that many things "change" reports.

My "posse" is four appraisers and a couple of support people trying to do appraisal work. I am an independent fee appraiser just like most on this forum. I face the very same issues that you face, and I face them every day. I don't work for FNC or any other technology company.

I don't worry about AMCs, because if they won't agree to the fee I charge, I don't work for them. People who work for low-fee AMCs should not blame the AMC - it is the appraiser who sets the fee, not the client.

I don't use AIReady a lot because I don't have many clients set up to use it. I only have one client that actually requires it. I do have many that require other software.

I don't worry about "data mining" because I have long been aware that by signing a Fannie Mae certification, I am granting permission for my report to be sent to data services.

I know a lot of people are very intense on the "data mining" issue. They will fight it with any weapon they can find. The weapon of choice for a long time was copyright. It appears that since it has been shown that registering a copyright does not prevent an entity from "mining" the data in that report, they are trying a new weapon.

I do worry about these rules some want to push for, but mainly because of unintended consequences. I have seen that first hand with recent changes to the Tennessee law that inadvertently made it illegal for an appraiser to testify in certain cases.

I have no horse in this race. If AIReady were declared illegal tomorrow it would have no effect on me or my business. However, if "all systems that modify reports" are made illegal, then we are all in a big mess.

Honestly, I don't worry at all about people changing my reports when I send them through portals for several reasons.

(1) I have sent thousand of reports this way, and there has NEVER been an issue.

(2) I have a copy of what I sent, and it has a real digital signature. If alterations were made, I can prove it.

(3) Only a fool would change an appraisal report when it is much simpler to just go hire a person who will give you whatever number you need, and

(4) Clients have always "changed" reports.

If it is not true, why do the web crawlers describe AIRDPORT business profile summary as above.

The AIRD per se is not a viable entity, you say. Has the "Port" since taken its place as the substitute/replacement business entity.

AIRD was a for-profit venture. AIRD has not existed for several years. Since there is no active AIRD web site that I am aware of, I don't know what sites you are looking at in your search for disclosures.

I learned something very interesting the other day - I have not yet been able to verify. That is; when you agree to use one ofr these portals to transmit your report, that activates some part of your own appraisal software to convert the report into a specific format for transmission (remember AIReady that was being pushed a few years back?) The net result is that the appraiser actually makes the changes to the report that so many are clammering about - not the delivery portals (making it easier for them to mine the data.) It's one of those little technicalities that will come to the forefront if push comes to shove.

There is supposed to be software available that allowes the appraiser to see the report "as sent" - but I've not yet seen it.

Interesting that you should note "...at the point of/during delivery."
