How Do You Define "Multi-Family?"

Help settle a debate:

On the URAR's Present Land Use %, if SFR, townhomes and condo units are counted under "One Unit," duplexes, tri-plexes and quads are counted under "2-4 Units," what do you count as "Multi-Family?" :shrug:
 
anything over 4 units for the sake of the % breakdown
 
As Wendy said anything over 4 units, including condominium and co-op buildings.
 
That's what I always thought ---- a 180-unit condo project is multi-family. Would you count a 180-unit townhome complex as multi-family also?

anything beyond a single family unit, is a multi-family - there is more than 1

Then again, if you go into variations of considerations by, oh lets say the "ADA" act, they consider a single family & two family as "Residential Units" and anything beyond that is a multi-family because it can be known as a "public accomodation". The leagalities in this business are forevever changing, and again it Depends on the definition you are seeking.

For the purpose of classifying land use on the residential form, condos and townhomes are included in what is refered to as "one-unit" housing i.e. individual ownership.

Multi-unit housing are basically apartment building/complexes - numerous units single ownership
 
I agree with Howard.

Condos are considered in the One-Unit section because they sell as one units and the use code is as a single unit; but an apartment complex that looks just like the condo project would be counted in the Multi-Family section for the opposite reasons.

That's the way I always count them. Does some UW have their shorts in a knot about this? Inquiring minds want to know....
