PE - can you exist beyond yourself without lies? You're 85 and look 45. Are you effectively 45 or 85 going on 0. Actual age is immutable


Lies? Show me where I have lied. That is a pretty serious charge. Others have challenged you for your source and yet you come up with none. Can you prove your intelligence in spite of your posts?

The ball is in your court and Id like you to show me where I lied. EVER!!

Effective age is not necessarily ACTUAL age. Two different things that help appraisers (but apparently not apprazurs) determine if there is appreciation or depreciation effecting the subject.

It is a concept....A CONCEPT...no one is saying a building ACTUALLY exists longer than it ACTUALLY exists.

You do understand what a concept is... don't you?
 
True Hammy, but an appraisal cannot be devoid of facts to be valid. Fact is, no property can exist outside itself. It is what it is. Anything more is a lie

Again I ask, 15, do you have an appraisal library? If so you would have the most recognized appraisal text in circulation. The Appraisal Of Real Estate. I have the 12th edition and I quote: (cutting to the chase)

"If a building is poorly maintained, its effective age may be greater than its actual age..."

Also you have mentioned your reliance on M&S for Cost and Depreciation data. Have you ever looked at the Life Cycle charts? See Page E-15, the effective age of near new homes exceeds their actual age up to about 7-8 years actual. Of course, you have never exhibited the ability to accept the truth or a differing opinion, even when that opinion is based in reality. No matter who presents a differing opinon or how its presented, an opinion contrary to your precopnceived notions is dismissed in that pea brain of yours. You remain steadfast in defending your opinion no matter how wrong it is exposed to be, and thats why I consider you an idiot. Again. I can reason with a moron, idiots, you just can't reach.

I don't know if you are making a stupid sexist slam to Mr. Rex, or you are calling me MS Rex and trying to say I have the same problems as Mr. Rex. Well...if that is the case, I have a high regard for Mr. Rex's opinion, so I would not consider that an insult, LOL! I also believe that you have some serious issues, Apprazur/15/Ed and it shows with each of your posts.
