MLS Comp Photos WTF!

Yes. I believe you are very close (as close as I could get) so you win the "pin the point on the Google Map" competition. But that was kind of an easy one due to the distinctive shape of the adjoining lots boundary (which is a road).

The challeng was finding which locked gate was the right gate to get to the property. Almost no one puts their address on the gates.
 
This thread is not about whne or when not to use MLS pix. The thread is about one of the many ways skippy and there stupid trainees are able to accept $125 dollar URAR work.

There are other ways also. There using runners!! There using tax card sketches.

They are cutting every corner they can to be able to accept cheap fees.

You can not fool me. You can not fool others at this forum. We know what it takes on average to complete an URAR.

Condo's, ya, there cutting corners there also. There making condo complex data up. There guessing at how many are rentals how many are owner occupied.

Unbelievable!! To think they defend themselves using some odd type of rationalization.

Been there...

There is no doubt that appraising a rural property presents challenges not encounter in suburban and urban areas.

By the way, I used this site to get very close to the property using the government survey information on the top of the parcel map.

So is it better to have a good appraiser fudge a few in order to keep costs and time reasonable or to have a bad appraieser fudge them all in order to beat everyone else out of assignments by always cutting corners?

They do use runners and tax card sketches I see them all the time.

On a similar note, I will be sending in a report with 1 MLS comp in it today. There was a rather attractive lady washing her dog and car (I know, right) in the front yard when i drove by it yesterday. But the others will be my pics. Of course, you drive them all!
 
Thursday I spent three hours visiting vacant commercial land tracts, and taking a picture of each one, three have new buildings on them. My Scope of Work for this client does not require me to do so, but I think it is prudent to do so.

Tomorrow I have mapped out six horse farms I will visit after a commercial inspection; then hopefully my research person has vacant residential land tracts in the middle of nowhere to visit. I hope to be done before it gets dark.

I wonder if the State of Michigan would be ok with me not visiting any of my comps as it seems many others are not doing so.

Bingo. Had a 3 way conference call with a superior at RELS last week regarding a property in my market. Long story short, the appraiser who did the report was off the mark in terms of legal usage (subject was legal/non-conforming) and was insisting on doing the appraisal as something the subject wasn't. It would take all of 10 minutes to confirm the usage with the town and the county with a phone call. I saw the report after this argumentative conversation and it seems I got my point across. The report was done properly. Of course it was signed by an old school Cert. General who would have damn well known the subject was legal non-conforming had he actually been to the property. The idiot trainee/runner etc... had no idea what he was dealing with and the discussion I had proved that out. Of course most of the comp photos were from MLS to boot. No Cert. General in my market is going out doing $230 URARs and certainly not one who has been around for 20+ years. RELS is absolutley clueless as to who is serving them. Trainees and runners are the norm. I assume they don't care as long as the price is right.
