Question and a gross story

1884 home - FHA assignment. Has typical issues, - paint peeling, exterior holes, water stains on ceiling, etc.

Ok..I go to inspect the attic. Took off the floor plate and there was a piece of rigid foiled foam board there. I didn't fall down. Started slowly dropping with seepage along the sides. Hmmm....I held it in place and asked the homeowner to get a box.
The old lady gets a box and I place it under it and all of the sudden, the foam board lets loose and 5 lbs of bat crap comes out, busting through the box and going all over, including on me. I could not believe it. I'm not one to get grossed out but this came pretty close.
Lady was all upset and I'm keeping my cool so she doesn't have a heart attack. She's old with a bad back so I clean up all the bat guano off of the floor. I'm covered in it...even got in my mouth. :new_all_coholic:
I stuck my camera up there and take some photos. I'll try to post it. I get home to look at the photo and I see a 1/2 dozen bats hanging with guano all over the attack floor below. Nasty!!!

Now, question. How would you handle this? It is an infestation. How would you call for repair? There are also some water stains on the upper ceilings. Of course the homeowner claims they're old and doesn't leak now.

Appreciate your help.

Histoplasmosis,a fungal infection of the lungs, is associated with bat droppings. If you develop a fever, flu-like symptoms or pneumonia seek medial help. On the appraisal check the infestation box and call for removal of the bats. When the bats are away at night sealing their entry point is an effective means of removal.

Gross. Hope you don't get sick, guava is toxic....but, they use it in mascara, so maybe its not as bad as I've heard?
 
Holy Bat Crap, Superappraiser.
 
5 pounds of bat poo? Those California folks pay good money for that type of organic fertilizer to put in their 'tomatoes'.
 
Guano does make good fertilizer. It was one of the only things available in large quantities prior to the widespread availability of "chemical" fertilizers. My grandfather, an old school tobacco farmer, called all fertilizer "guano" long after he was using petro-based fertilizers.
