As far as committing crimes and is doing so a concern relative to appraiser licensing? Have you checked the questions you have to answer when you renew your license lately? Might be something to do with USPAP lines 193, 194, and 225.

You can't take a guess why we've been asked to extremely limit our copy and past activities and instead post links on this forum to outside information? Infringement is considered a form of theft.
 
It's a civil matter.

I'm not lawyer. But I can read the Ethics Rule. I can also read my MLS regulations and their violation report that states providing unauthorized access to the system or data is up to a $2,500 fine or expulsion from the MLS. So you should consider others, and things you don't know about MLS systems all over the country, before you possibly get other appraisers in trouble with their MLSs just cuz ya want to be a poop head and demand rights you don't have.

As a previous member of our local MLS board, I can safely assume that all services across the country have an attorney on retainer to apply the national changes to the local rules and regs and answer any questions regarding these rules and regs from current paying members.

Email or call the question in to the MLS office and this can be brought up at the next board meeting. Report back to the AF immediately with your results. :)

And everyone else can also do the same with their local MLS as well, but still any replies could very well be limited to the person asking the question at a specific time for a specific report ... :sad:

They own the format that data is presented in as well as portions of the data, any pictures and so forth, as copyrighted IP. Without VERIFYING independently it really is not worth the risk for many appraisers.
 
Boy, you guys give AMCs anything asked. How about telling them +$100 for extra documentation. Better yet, just state MLS info is for subscribers only if they want it join the board. Sooner or later privacy laws is going to get somebody for this. I am a realtor appraiser and I don't give strangers info on any listing. Why do you trust anybody who works at some AMC that don't trust you? You got a license and they don't!
 
I received an email from our local MLS stating appraisers can hand out any MLS printout to an AMC for the subject or comparable properties. I am quite surprised...

Perhaps your MLS is very liberal. But personally, I would doubt the source saying that as to if who it was really understood the question or really comprehended the MLS rules. So double check, especially if that answer appears to contradict the written rules.
 
The reply from MLS, when I called, was "The AMC is a client, right? Providing the information to them is no different than giving it to a seller or buyer who is your client."
