No more MLS Photos

Our local MLS (REIN) has stopped using a photographer to take photos of any property. They are using or will use digital photos taken by listing agents.

So, if the MLS does not have the photos taken, only uses those supplied by agents, are they still considered MLS Photos? If they are not considered MLS Photos, then would their use violate a lender/clients prohibition against using MLS Photos?

Just asking for your opinion:shrug:

The practice of banning MLS photos was done to force appraisers to take their own photos and actually drive their comps. It is not about the photo, per se.

So no, to those lenders who ban MLS pics, it won't make a difference if the photos were taken by the agent or the MLS .
 
Back in the day prior to digital cameras, I shot all the photos for the MLS in my area. All photos were turned in to a local photographer who every Friday would run all the film to the airport. He's out of biz now, since everyone went digital.
 
Our agents put in the photos. Some are good quality, some are not. One deliberately puts in thumbnail size pix...nobody can see his photos in the MLS...
 
The local MLS requires a minimum number of photos for listings. Digital photos typically are downloaded by the listing agent and/or their assistants. The local market accepts these images as MLS photos.
 
My opinion is that any photo or data taken from the MLS site is considered "MLS".

When I reference in my reports other data in the system provided by agents I still call it "MLS data".

Correctomundo. An MLS photo is a photo in MLS, not a photo taken by and employee of the MLS system or a contract photographer working for that system.

Glad to hear somebody is more behind the times than we are. Welcome to the 21st century.

Don't feel bad. I still have to go to the courthouse to pull 50 year old tax cards for GLA and sketch confirmation.

I have yet to see a Comp that I could drive:rof: Guess I did not know where to look for the starter and steering wheel.:icon_mrgreen:

Of course I don't appraise "Mobile" homes either, but I do appraise Manufactured Homes.

Gotta find the wheels first, then the starter, then the steering wheel, then................................................m2:
