Wood burning stove in garage

Received the this stip. from an U/W for a FHA report today:

**Can the appraiser please advise why the wood stove in the garage is a health and safety issue?

I stated in the report that a wood burning stove is located in the auto storage area of the garage,and included a photo showing that a wood stove with front load door is set directly on the floor, not raised 18", no impact protection, no firewall.

How would you respond?

Municipal Building Ordinance in place, BP/CO applicable, cited?

Governing Municipality?
 
Is it really a health and safety issue? Are you a home inspector?
 
I'm surprised that the owner still has homeowner's insurance with a woodstove in the garage. That is an automatic decline due to 'safety and health' issues for insurance purposes. Having a solid burning fuel appliance inside a structure with gas and other ignitable liquids is not a smart idea especially when not property installed with the typical clearances and fire safe walls.

I would think, as a buyer, this would be a safety issue. As an FHA appraiser, I don't know.

No local code for existing dwellings in effect. No BP/CO required prior to 2006.

Is it really a health and safety issue? I believe so , due to potential to ignite gasoline vapors.

Are you a home inspector? No, why do you ask?
 
Think in terms of wood burning in the wood burning fireplace and then add to the picture gasoline fumes from the car/lawn mower or whatever.

Health & safety....you betcha. I'd leave in the health & safety comments and let the UW deal with it. No way would I remove those comments.
 
A wood burning stove is something that does not turn on automatically. It's no different than a Ready Heater that anyone can plug in or a cigarette that they can light in the garage.
