Cost of Equipment for Quick Lube

The bank would like the cost of F,F&E on a quick lube facility. Unfortunately, Marshall & Swift is of little use on this property type. They have some costs, but not the big oil tanks, etc... I was just curious if anyone has a cost source of estimate of equipment for a quick lube. I found one source that stated $36,000. This was a 2005 source though and did not state the number of bays, etc... Any help is appreciated. Thanks!
 
Grainger.com and northerntool.com have single and multiple tank systems as well as individual pumps and hose reels.

Marshall & Swift Section 14, Page 33 references oil container tank costs. Lube equipment outlined in Sectons 64 and 65.
 
There are also many equipment dealers you can find on the web who will provide costs of this type of equipment. Not so long ago (maybe longer for some than others) we would have to have suppliers send catalogs to come up with the costs of much equipment. Thank the good lord for the information age!
 
Since I did not receive an itemized list of equipment it is challenging to estimate. I have found a contractor who builds mini lubes and an operator who purchases equipment. The costs appear to vary widely for new. Then of course how much to depreciate, etc... The one thing that seems consistent is the equipment does appear to go with the operator and not the real estate. Unfortunately, mine is owner-occupied.
 
I believe I have seen in other's reports in the past (was a reviewer at a bank) there are professional associations that many of these belong to, and that provided the appraisers of the reports I read with some FF&E data. I agree counting parts and trying to find estimates would be challenging.

Ask for a depreciation schedule - that should provide you with an itemized list of the FF&E. But these have little use in determining the value other than providing a good list of all the equipment. Most use MACRS depreciation. However, you will know the date purchased and each item being depreciated
