Order comes over as 1234 West Haven. USPS has it as 1234 W Haven. No issues with city, state, zip code.

Client via AMC comes back with a request to change the address to West instead of W, arguing that the "physical" address must be utilized.

My understanding regarding physical address was that it had to do with the city/town/village/etc, as certain properties may have a mailing address in this place but actually be located somewhere else. The client is contending that this also applies to West as opposed to W.

So, I am first looking to my peers before trying the tedious, and I am certain, long process of trying to speak to someone at Fannie that actually knows the answer.

Once again, thanks in advance!!!!!!

A Proper UAD entry would be W, not spelled out. That is the USPS standard.

Is the word 'west' an actual compass point or is it a proper noun?

Well, there is no proximate East Haven or Haven. Property is currently toward the edge of western development within the city. So, to answer your question, it could be either.

The USPS compliant address is a UAD requirement, per Fannie Mae and Freddie Mac Uniform Appraisal Dataset Specification

That was superseded by version 1.2, which reads:
Property Address, City, State, ZIP Code

Sheeesh. I wish this issue would quit popping up. UAD does not require that you use the USPS address. It requires that you report the physical location of the property using USPS formatting. If the physical address differs from what is on your assignment request and/or from the mailing address of the property, then you are going to want to add explanatory comments.

Is the street name "Haven" or "West Haven" as it depends on the street name. Then use the USPS format of the address.

EXACTLY. It must meet USPS standards, not necessarily what the USPS HAS.

This is one of the most ridiculous things we waste our time on with the UAD.

Luckily my local clients don't care about this stuff, but know it was a constant argument with the out of staters.
