I have a pesky file where the GLA as measured is nowhere near the GLA as Realquest notes it. There are room count issues among other things. While sorting out the issues with this file, one thing led to another and I discovered that recently, my own home has increased in GLA 500sf (without a hammer lifted) AND gained 4 bedrooms and an 800sf garage. Again, no hammer. I called the Assessor and their records are correct. I called the building department and their records are in folders, not online. I asked Realquest where the erroneous data is coming from and they can't seem to answer me as to the source. I've been getting dinged lately by discrepancies greater than 100sf (fannie mae selling guide) and this faulty data is a problem. Obviously I can't be calling the assessor on every subject and comp. I used NDC in the past, and they had issues but not like this. I would appreciate any info and help!!! Obviously I have no interest in PAYING a data provider for faulty data, and the review appraisers that one particular client uses also use Realquest and think they are God.
