Do you have to have a fire wall in the garage for an FHA loan?
If so please explain.....

An Appraiser noted in the appraisal that there needs to be a fire wall in the garage, but cannot give us the requirements... m2:

Not sure about FHA, check their rules online
Local building codes require it around here.

Not necessarily. You should check with your local codes enforcement to see if the dwelling on the subject property is subject to being up to code or not. A lot of older homes may be grandfathered in and not subject to being up to code.

We do not have any codes here.
We are in Southern Illinois.
What is required for FHA?????

So if you have no codes does that make a difference?????

Not required for FHA unless local code requires it.

HUD allows any requirement that, in the appraiser's opinion, affects the "3 S's". Safety, Soundness and Security. I'm guessing that he/she determined that this is an issue.

As always, it is the UNDERWRITER that determines what, if anything, needs to be done. He/she can ALWAYS waive any requirement.

Are you talking about an existing structure or one which is under construction?

Existing structures the appraiser follows HUD / FHA- MPR's -Minimum Property Requirements
Whereas involving New construction the appraiser follows HUD/ FHA -MPS- Minimum Property Standards

They will have slightly different requirements.

The HUD handbooks 4150.2 and 4905.1 along with FHA Protocols, Appendix D are available on-line by going to the FHA / HUD website.

It is not an FHA requirement for existing construction.

It is an existing structure.
I think it was built in 1997.

So if he put that in the report underwriting may not make us do anything????
