Sale not on Acris

I'm not familiar with Acris. If the property has transferred, 99.9% of the time there is a recorded deed. When I have trouble verifying something in my market area, I head to the County Clerk's to view the deed in person.

It is something along the lines of Southampton GIS with a heck of a lot more info....for the 5 boroughs..

Especially with a complex property, even with verification, it is important to read the deed. Also, assessor office personnel can often provide good insight as to the history of a property. You also might be surprised with what a web search beyond a published article can reveal.

If the sale is not in ACRIS, then it hasn't been recorded.

If a sale isn't recorded, then it's not a sale.

That said, sometimes some additional detective work is required. Check prior legal descriptions. Look for a condo conversion, which would involve new block/lot numbers. Check adjoining lots to see if the lots were combined and the sale was recorded under another lot number. Google the property address. Check alternate data sources, etc., etc.

Deeds are not required to be recorded. The recording of a deed simply gives constructive notice, and avoids future claims on title. There are plenty of instances where deeds are not recorded for various reasons; a common one involves flips.

If a property reputedly sold, and a deed is not recorded, further investigation is warranted.
