Background checks again.

Nothing belong 10 years in some states, 7 in others, appears on your background check. Order one on Clearbox. If you don't like it don't post it.

So an appraiser who had a couple beers too many 9 years ago in some states and 6 years ago in others should not be able to earn a living? How does that protect borrowers?

I never said that. I have yet to see an client who cares about DUIs. But it is DUIs that seem fairly common and have a lot of appraisers concerned , over nothing, in my mind. I don't decide for my clients. They make the decision.

I'm confused. You brought up DUIs. What are clients concerned about? What offenses? What offenses are being committed by appraisers in large enough numbers that have clients concerned? You brought up an anecdote about a pedophile taking pictures of a kids room for a **** site but apparently that was a property manager and not an appraiser.

If this is not just a marketing blitz where is the concern and the caseload to back up a concern?
 
I don't think you can pull them that way. It is the civil stuff a lot of lenders want. Those searches are expensive.

Apparently appraisers who get sued often don't have any complaints filed against them.

The Civil actions. Really. So, if an Appraiser had a foreclosure or short sale in their past, its a ding.

What exactly does a "civil" non criminal action have to do with protecting their "borrowers"

A criminal BC does not show civil actions. So what is all this BS really about.

Civil suits involving an appraisal. E&O providers will tell you that is a segment of appraisers who are sued civilly, along with the lender, for competent or fraudulent appraisals. The risk is to the lender.

It is the State regulators role to protect the public. A lender is covering his own risk. They don't want to be sued for sending a criminal into a customer's home.

It's about you paying for it, so they can ask for whatever they want.

Appraisers have to start saying NO, and standing up for their own individual rights, one of which, is the right to privacy.

What does your background check have to do with protecting you against clients that won't pay you, won't pay you a fair fee, might require you to violate USPAP, or and this is a big one, will lend money to unqualified borrowers enlisting your help in a mortgage fraud scam????

Wow. All these requirements and background check for Clearbox, sounds like a state job.

So, how's the retirement plan and what's the paid vacation like with Clearbox????

We have a 401K :) Just hired someone who starts this morning.

But you know a D&B won't tell us anything we really need to know.

Background checks from everyone that owns 10% or more of the AMC.
Commercial Credit application from the AMC
Agency Agreement between the AMC and the Lender.

Now that's appraiser due diligence.
