Contributory value of new septic system?

I wonder the situation that required a tank replacement.

Like Rex says, once in it pretty much takes care of itself. Suck it out every 5 years and you are good to go.

If properly maintained, they shouldn't need to be pumped out for a very-very long time. When properly maintained, the solids that are left are minimal. I had the tank pumped at my house when I moved in, it hadn't been pumped out since it was built 20 years earlier. It had 3-4 inches of solids in the bottom of the tank.

There are several townships around here that require a cleanout every two years regardless of usage.

I had one ol' timer excavator that told me he liked to throw in a dead animal (opossom, kitty, rabbit) in the tank as it promoted the bacteria growth that in turn ate the poo....stuff.

Don't know about the dead animal, not something I would do, but the poo does cannibalize itself. The reason you do not want to much table scraps is not because it clogs the system, it screws up the poo eating ballance.

Not sure if it's a national company, but there is a septic cleaning company around CT with pump trucks called "honey wagons".:rof:

The Appraiser Forum is hereby put on notice. Use of the tradmark or any similar variation of said trademark will result in a letter from the Disney legal staff detailing future potential consequences of using the property of Walter J Disney, his assigns, etc. etc. etc.

A.A. Milne was a paternal great uncle of mine. My dad was named Teddy.

I deal with septic systems all the time. The only thing people care about is if it is there and if it functions. A new septic system in my market is about $8,000 unless it has to be an engineered system and then it is $15,000-$20,000.

Repairing an existing septic system is cheap. The contributory value of a brand new system vs. a functioning system is not measurable in my world.
 
Our local appraisers group (CAREA.net) had a septic expert do a presentation for CE at one of our meetings. His topic..."How to polish a turd". One of the best and informative programs we have ever had.
