Above-Ground Pool - Personal Property?

Above ground pools aren't worth much here; however, sometimes the deck is.
 
Vinyl pools

A big hole in the ground with a vinyl liner that looks like a typical in ground pool but needs a new vinyl liner every few years. Maybe a fixture that nobody wants to maintain. With no similar comps how would you value this pool feature?

I might apply cost approach, talk to agents, and then assume that an informed buyer is not an idiot, and would not pay nearly as much for a hole in the ground with a liner as they would pay for an inground pool. Depending on how well it was done and relative prices of homes and type of area, it might not command anything in market, or not much. In an area where people are always making funky do it yurself "improvements" might be worth a bit more.

An in ground pool is expensive to install because it means permits, plumbing lines, filters, grading and patio around it, warranties of workmanship, ways to keep water clean and moving, etc. none of which a hole in the ground with a vinyl inder has.
 
I'm in Florida, and down here they are treated as personal property. I've yet to see a foreclosure where they were left behind.
I have seen parts of above ground pools left behind plenty of times.
