Market Value of Horse Property.

Horse properties around here tend to be an acre or 3, and small facilities.
Pipe corral, small tack room, a car, err horse port. Not a big deal. :shrug:

Personally I prefer mechanical horses.
My stable has three currently, 2 Aprilia Italian Stallions, and a Japanese Mare.
Err, Honda VFR. :peace:
 
Bikes, Blues, and Barbeques... this week Lee, Fayetteville, AR

One of the biggest events in the country a mere 30 hour trip, if you leave tonight :)

Nothing is "hard" if you have comps...but horse facilities vary immensely.

Monty Roberts has been discredited by much of the equestrian world...he is considered less than truthful. Perhaps horse people are crazy...I suppose in relation to non horse people? It's all relative.
 
Actually, horse people are pretty normal - think how they'd act if they didn't have horses.:shrug:

True ...the market reaction to variances in facilities should be reflected in price (we hope) The hard part is identifying where the contribution proportion % lies when different key or high value elements may be present...such as larger vs smaller acreage , etc. But that's often the case comparing non conforming properties.

I run into a wall when there is no apparent relation between contributory elements and prices are all over the place. Have run into that a few times.
