Access to the site without the need to move another car is important. Sometimes brokers will list a property as having four-car, on-site parking, but it can be misleading because the cars are stacked two deep and the front row cannot be moved without moving the second row.

Again, not really important, this is a UAD form filling requirement that has little to do with value. Just be consistent and explain your adjustments.
 
I thought that it was important enough to provide the reference. It may even be important to the OP and maybe a few others that like to have something to base how they count parking spaces. This has been a question even prior to UAD, so I wanted to post what I have learned from one of my peers.

I also agree that often (in my market) it has little to do with value and explaining any type of adjustments is the way to go.

WWRD? (what would Rattermann do?)
