The point is, if an appraiser doesn't drive by the comparables they would never see things like this.

If that property sold for so "little" it does not fit the definition of market value and is not a comparable and just a sale.

Is the picture not of a house next door to a comparable MCG used in a report? Is not the point that, had he not gone to the neighborhood he would not have understood why the comparable sold for less than it "should" have?
