S F Adjustment, Or Was I Just Sleepwalking

Being a hoot owl, got on the site late last night and a new poster (CR no less) posted about making SF adjustments. I answered. The post has disappeared? I suppose he/she pulled it down after my post. It was an interesting post or I was sleepwalking.

The gist of the post was that the OP speculated whether one could make a SF adjustment of the price per SF (say $150) for a 1,000 SF home and apply that to a comp that was 1,100, or make a $15,000 Adjustment, or, they asked if you would take out the land value (say 30%) and use this figure as the SF adjustment.

I replied No. No. Paired sales or sensitivity was the proper way and one had to adjust the sales to reflect the actual GLA contribution, and then apply the technique of pairing a number of sales or using sensitivity and I posted a spreadsheet that has circled around the forum for several years. Maybe Metamorphic posted it originally. Don't remember.

Anyway I ended by warning him that the forum may flame him somewhat because that was a sort of newbie question asked by a CR...and I was surprised he wasn't aware of how to properly run paired sales.

That post apparently was pulled down. At least I haven't found it or that I even replied to it Wasn't trying to run them off, but really...is someone out there not instructing new appraisers how to do a credible paired sales analysis?

I think you were sleep walking in the way that old men sleep walk and get confused and ornery.

Newbie question from a CR? Everyone has been guilty of overthinking or thinking sideways once in a while.
 
There may be some CRs in the mix who used their experience at the tax assessors office or as a reviewer for an AMC in their experience logs. Probably never actually completed an appraisal before in their life.
 
you weren't sleeping. he probably pulled it because he had his real name in the signature line

he's only been credentialed for a little over 2 years so maybe he really doesn't know how to do SF adjustments.

The poor guy being instructed to use Sensitivity by some of the most cold blooded Insensitive-and argumentative appraisers in the country :) LOL

I was only trying to warn him :) not scare him off.
