WHAAAAAAAAAT???????the subject has a paritally below ground, or "walk out" basement, that is unfinished, which we don't want to call a "basement" so it has 0sf below grade, but we aint counting it in the GLA either.
Comps 1 and 2 are either crawl space or slab, warranting an adjustment for the storage space of the subject's basement we don't want to call a basement, while comp 2 has a real basement, in the ground that is finished, so that needs a negative adjustment.
This way, the comps are much closer in GLA.
