Can you explain what I am seeing? The subject has no basement but two sales without basements are adjusted ??? How why or cannot I just not read?

haven't you read enough basement threads on the forum over the years?
the subject has a paritally below ground, or "walk out" basement, that is unfinished, which we don't want to call a "basement" so it has 0sf below grade, but we aint counting it in the GLA either.
Comps 1 and 2 are either crawl space or slab, warranting an adjustment for the storage space of the subject's basement we don't want to call a basement, while comp 2 has a real basement, in the ground that is finished, so that needs a negative adjustment.

This way, the comps are much closer in GLA.

I'm just glad I don't deal with basements or below grade areas in my market

The subject has no basement. Comp 1 and 3 have no basement but are adjusted as if there is one. Comp 3 adjusted for finish as well it appears.
 
Maybe it was an assignment condition to make basement adjustments.
Yeah. Sure. $95,000 positive.you should sign up with this AMC asap they would give you all the work you could handle were you to even consider such misrepresentation to be an acceptable assigment condition
