AQB Update On Proposed Changes To Appraiser Qualifications

I support keeping the college requirement because I believe that the requirement will eventually improve the profession (some others obviously disagree). However, whether or not the college requirement should be retained should not be because it protects appraisers from themselves and the proclivity of appraisers to flood their own market and dilute their leverage in the market...that is not a legitimate function of appraiser regulation
 
Since there are competent commercial appraisers that do not have a college degree, might as well roll back those requirements too then. The hubris of some commercial appraisers is amusing.

That's not a legitimate function of appraiser regulation, but it is a by product that will benefit appraisers.

Selectively choose who is trained.
Turn in USPAP deficient reports.
Watch who you refer work to.

Commercial appraisers aren't the problem. The constant drama residential appraisers who chase GSE style work are causing the rest of the profession is the issue. Despite what some so desperately desire they will never be worshipped as the appraiser gawds they believe themselves to be. The AQB could ramp up the requirements to a Phd, that's not going to create the respect some residential mortgage appraisers so desperately want. IMO nothing will because the very premise that GSE style appraisal work is on the same level as professions that deal with life and death, civil liberties, etc. is beyond flawed, it's just laughable.

I don't know where you get this stuff. Can you expand on what is GSE style appraisal work? Does commercial appraisal deal with life and death and civil liberties? Is commerical appraisal requiring a college degree laughable?

How do the pro-degree / ethics people reconcile the fact that most white collar criminals have a degree. Bernie Madoff - degree, everyone at Enron - degrees, they all have degrees.

If I was objectively trying to solve a problem, I would correlate a college degree with white collar crimes and I would consider barring anyone with a degree from entering positions where a white collar crime can be perpetrated.
