AQB Update On Proposed Changes To Appraiser Qualifications

How do the pro-degree / ethics people reconcile the fact that most white collar criminals have a degree. Bernie Madoff - degree, everyone at Enron - degrees, they all have degrees.

If I was objectively trying to solve a problem, I would correlate a college degree with white collar crimes and I would consider barring anyone with a degree from entering positions where a white collar crime can be perpetrated.

I don't know why you are here. You are not a appraiser but hang out in a appraisers forum. You don't have anything better to do?
 
I don't know where you get this stuff. Can you expand on what is GSE style appraisal work?
All you have to do is pay attention. Commercial appraisers aren't constantly moaning and groaning on social media, commercial appraisers aren't the ones who pushed for the HVCC, commercial appraisers didn't jump on the Dodd/Frank C&R bandwagon, and for that matter residential appraisers who don't chase GSE style form filling work didn't either. All of the drama revolves around mortgage related Fannie form work. The rest of the profession would be better served if the profession would split and let the guys/gals who want to specialize in lender work dwell in their own world.
 
Commercial appraisers aren't the problem. The constant drama residential appraisers who chase GSE style work are causing the rest of the profession is the issue. Despite what some so desperately desire they will never be worshipped as the appraiser gawds they believe themselves to be. The AQB could ramp up the requirements to a Phd, that's not going to create the respect some residential mortgage appraisers so desperately want. IMO nothing will because the very premise that GSE style appraisal work is on the same level as professions that deal with life and death, civil liberties, etc. is beyond flawed, it's just laughable.

Who will ever admit it? Who is even self aware to admit that on this thread?
 
Since there are competent commercial appraisers that do not have a college degree, might as well roll back those requirements too then. The hubris of some commercial appraisers is amusing.

If you're desperately seeking I already mentioned my own familiarity with a number of very competent CGs who were HS and AA educated.
Selectively choose who is trained.
Turn in USPAP deficient reports.
Watch who you refer work to.
Stop taking on trainees if you're market area is already saturated

Ken, why do you always deflect questions about what your profession is? I personally don't care if people who are not appraisers participate on this board, but it would be enlightening for everyone to know what your position is so we know where you are coming from with some of your comments. Are you an IT guy, and AMC employee, an underwriter, an appraiser trainee or what?

I don't think I fall in that appraiser bandwagon category. I am not sure what you are trying to say. I don't do appraisals that go to GSE's either. I don't know what that has to do with anything. We are all residential appraisers and as a group, we are failing to maintain public trust. I think I have been pretty consistent with that.

I am pointing that out because you keep saying that residential appraisal should not have a college degree requirement because you don't need it to be a competent residential appraiser. You don't need a college degree to be a competent commercial appraiser either.
