Where Do You Think "geographic Competency" Begins And Ends?

I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

  • I've worked in the community before but have never worked in this particular neighborhood

I don't know how the banking regulators will respond to the issue - if it even gets that far. But have you given any consideration to what your fall-back rationale will be in the event - however unlikely - that these regulators end up disagreeing with you?

BESIDES that, I would hope that you would recognize that the banking regulator's policies only apply to the transactions they regulate. These regulators have no say over USPAP itself, nor over anything else that falls outside their jurisdiction. If this is a USPAP discussion then what any one regulator, company, lender or group does will only be a subset of a much larger whole.

Be aware of where this can lead. Why would a poll allow multiple choices which skews results differently than one choice would? .

I don't see this as a poll just to explore the topic intellectually, it is the first gathering of data that a number of appraisers feel geo competency is not necessary, or not necessary under certain conditions- That can be used to used as evidence to open up a comment period from AQB, like the last period where certain vested interests are strongly motivated to send in comments, which can lead to a roll back of geo competency in practice as a lender requirement or means of selection.

Is no one else getting unsolicited emails offering coaching and a program for a low, low price on how to do desktop reviews, citing the huge market from his client connections, and you do not even have to stand up to do them and certainly never have to venture outdoors? I know who the sender is, he used to call years ago from a neighboring state looking to get local appraiser subs. Left jabberwocky voicemails. I do not respond to these offers (either) but I am reading them to see where he is going. If this looks like an angle to a guy who is always looking for an angle, then it is yet another indication of change coming. Good luck to anyone whose work is getting such a review.

edit: I know Geo said this was not about desktops and I did answer his question as directly as I could earlier. But this thread has wandered over to the topic of reviews and I keep getting these emails that would make Ron Popeil blush.

It is what is...a good bit of what gets here on is simply just crazy and an embarrassment to the profession and a lot of the craziest stuff is posted by the same people on a regular basis and I am not going to apologize about pointing out the absurdity of some of what is posted. If that makes me condescending in your view, that's fine with me

That question has a clear and well established answer that virtually any appraiser can provide. That is not true at all for the question I posed.

In fact, best I can see, very few have even attempted to answer the question I posed, opting instead to either critique the very asking of the question, pose a conspiracy theory, or provide emoational rants based on the apparent fear that the cheese is about to be moved. :)

Someone posted you are a lawyer. Was that crazy? You couldn't even answer the question. But keep pointing out the absurd comments. good work.

I don't deny the fact that I used to practice law and no longer do, so your post is not germane to anything regarding appraisals.

In case you have not noticed, this is an appraisal forum and if you have anything you wish to discuss about appraisals and appraising in an intelligent manner, I will be glad to to discuss those things with you, otherwise, there really is not much point in engaging in conversation with you.
