Where Do You Think "geographic Competency" Begins And Ends?

I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

NEW YORK (CNNMoney.com) -- It only took him a second to sign each foreclosure document.

That's how good Tam Doan got at his job in Bank of America's pre-sale foreclosure department in Southern California.

Of course, he didn't have time to actually read the paperwork he was signing, he said, and in some cases, he didn't even know what documents he was putting his pen to.

"I had no idea what I was signing," said Doan. "Either you were in or you were out."

The recent revelation that loan servicers had employees sign thousands of documents a month without verifying the information has thrown the foreclosure system into chaos. Judges are increasingly questioning whether the servicers have their paperwork in order.

"The public trust" does not mean the public necessarily has to trust appraisers. Most rarely think about us, if at all. It means an appraiser abides by USPAP, and hopefully an internal compass to behave in a trustworthy manner.

When I referenced adversarial relationship with client, that is a comment on the nature of appraising, ( I personally enjoy good long term relationships with some clients ) Maybe a better word than adversarial exists, however, client engagement of an appraiser is different than in most professions.

In most professions a client or customer, engages a professional, conveys what they what done, and the professional strives to provide an outcome the client wanted. Whereas in appraisal, client hires an appraiser, and appraiser may not deliver a value/conclusions a client "wants"- moreover the results of an appraisal may mean a client forgoes a potential profit . That can set up a conflict of interest ; which is not a problem for ethical, knowledgeable clients or appraisers, but is problematical for those less so.

Whether it is traditional appraisals, hybrids or evaluations the results and potential for harm can only be as good as the people and pressures and policies involved. "Technology" will not change that, it only allows things to happen faster and more anonymously..

I am sorry to hear that, as you sound like one of the good guys.and a fine appraiser,
 
"Public trust in the appraisal profession" .

For those clients who are not actually compelled to get an appraisal, why would one of those choose to engage an appraiser instead of one of their other alternatives? Why do your clients choose to use your services instead of those of the donkey down the street who has the same license as you? If your name isn't Terrel, why do you think 2 sides of the same transaction would prefer to use an appraiser instead of the broker friend one of them knows?

And as I said before, sure, water seeks its own level. The corrupt clients prefer appraisers who will enable their schemes, the better-safe-than-sorry clients will have their preferences based on their aversion to risk. Same with the other elements of the transaction that a client can prioritize such as the fee or the turn time or the level of detail in the report or even the personal attributes of the appraiser as they go out and interact with the lender's customers.

So there are bad clients out there. No problem - leave them to the appraisers they deserve. You're looking for the low maintenance relationship that you can sustain over time. Or if not that then maybe whatever other priorities you may value.
 
You can try to divert the argument. Client reputation is a losing argument.

Independent, impartial, and not biased can never be achieved under this system.

Some appraisers are soon to be ex boyfriends.

As I understand it, the conditions vary from one region or locale to the next.
