Appraisal With No Inspection By Appraiser?

I'm not even sure why some people are on this board. If a group of professional bothered me as much as working appraisers bother some of you, I'd stay off of their message boards.

Anyone & everyone can do anything & everything better than appraisers can, that's pretty much a handful of people's opinion on any topic that comes up. We get it.
 
Says the guy that does $100 desktops but has ultimate disdain for "hybrids". Hypocrisy is akin to the boy who cried wolf one too many times. Not to mention your affection for Mortgage Brokers. Really Dude? You lack credibility on a basic level, an ultimate Appraiser fail.
 
Because an FHA appraiser had done an inspection for this USDA loan and found nothing wrong with this C2 property.

But not required for FHA insurance. A sham IMHO. USDA direct requires a Home Inspection and every thing worthy of reporting as a needed repair must be repaired prior to closing for USDA to insure the loan. They have the most generous loan programs (up to 103% appraised value including closing costs etc) but provide protection from the buyer of most unknown or unforseen repairs over the first few years of the loan. IMHO, if any government entity backs a loan they should have similar requirements.YMMV
 
I found a comp stuck between two rural auto salvages. Do you think the MLS mentioned that? Do you think an inspector will note externalities like landfills, quarries, high traffic, .
No on all counts. Unless the The inspector photographer is required to make neighborhood observations as part of their job description they will be paid to take pictures which I suspect will be offed as inspecting a property..otherwise, not their job to do what an appraiser would do.

Isn’t this about Appraisers being supplied with MLS comps for these products with pictures taken by an inspector? .:)

I won't attack you, the same folks that spew nonsense on this board love to see it. Don't fall into their trap. Sorry you don't see the difference between what a desktop and 2055 is and what a hybrid is. Hopefully one day you will.

Appraisers should stick together. I see you're in NC. I trust you are a member of 1 of the 2 appraiser groups in the state. Hopefully volunteering your time and taking a leadership role. Both groups are doing good work.
 
A hybrid is a desktop although not all desktops are hybrids. Both take money out of the pockets of appraisers. Hopefully one day you will see this,
 
I still don't understand the impetus behind this move to hybrids. Most seem to assume it will result in a lower fee, at least to the appraiser/inspector, but I see the possibility that the fee the lender pays could be close to that of a full 1004.
