This is is a bulletin board, I am not being paid by any of you to take time and look up data to "support" my opinion on the topic of lender ethics... I am not doing an appraisal when I give an opinion, nor is anyone else here, for those who want to act like a client client demanding "Support"
It's this kind of nasty petty stuff which have driven too many people away from the board, just sheer petty nonsense. I "gave up" because TresInc likes to bicker , and it is pointless you can do it with him if you like, speaking of slow I did get some orders I need to devote time to, will decline the amazing opportunity to engage in bickering with people who have no intention of honest debate or echange of opinions.

If, as appraisers, we do not bring value to the table, then clients are not going to hire us. The GSEs have experience with enough appraisals that do not add value to the process, that they seek to eliminate us from certain loan products.

If the same is found with private clients, then we risk being removed from that process as well. No one is required to hire an appraiser, except on certain loan products.

Hence we are slowing down in large swaths of the US. Solution? Bring value back to the process? Not sure that would work either, but I have long said we need to up our game and do a better job, making our services more valuable.

??How can we bring more "value" to our product. Name it or any reason why a lender or fannie would be interested in it, esp when an AMC will hire cheaper over who does a "better job" (sorry to say)

They are replacing appraisals because technology ( and their own database of appraisals) has given them tools for an alternative product that did not exist before. What added value can we possibly bring to replace an instant, free valuation? The reason they want the alternative is because they control it, it is their product, it is free of charge etc.

In line with your thoughts, I think appraisers should focus on bringing the use and value of appraisals to the attention of the general public and increasing our market share there, with new products susch as short form pre offer or live chat consulting, rather than trying to convince lenders or fannie to use us more , now that they have alternatives.

The public/borrowers need our services now because of appraisal waivers and because of offer pad and Quicken now owns for sale by owner etc. I've talked before about appraisers forming an outreach public website feeding off links to Zillow, offerpad etc and got little interest, imo if appraisers do not start getting on board with that and make a public presence they will become more and more marginalized.

I really don't care about that, the tag teaming bullying with another poster to bully/mock as you just did or bickering is the problem, and the reason people leave this board , or don't post. A few losses recently, cert gens recently no longer participate, I've communicated with a couple of them asking why they left and the vitriol and bickering is why.

if you don't know then you should continue in your search for a new field of work.

i was not aware that offerpad and quicken offered people no-appraisal required loans on properties that they sell, or that offerpad even offered loans. or could it be that people buying properties they offer are no different than properties offered by any seller and that the buyer's mortgage lender would determine if an appraisal was needed or not?
