The real Question is...when approached with offers to do these products why aren’t Appraisers saying No, deciding for themselves and setting their own fees on these products instead of complaining about what’s being offered.
Exactly. As the old saying goes, it takes two to tango. Users may offer anything, but it is ultimately the service provider who must set the fee.

$30-$40 for the inspection portion..... that seems extremely low. I get $75 or $90 right now with another company. Super easy and all from mobile device. I do 10 to 15 a week between my regular work. #winning

Curious, you measure the property & do an "inspection", provide photos for an average of $83 / per ??? You drive your car, wear & tear & mileage, gas,
insurance, taxes for $83 ???
From Order Acceptance to Delivery OR better said: what this the requested turn time ?

I completed my 1st 1004P property inspection this afternoon....
Typical appraisal inspection and the form to fill out was similar to the 1004 1st page with a couple of minor differences....

Haven't submitted it yet because I have a couple of questions regarding filling out the last couple of sections....
So I won't know until I submit the darn thing if I filled out the form correctly....

But overall it was quite easy and painless....:)
A couple of questions:

1. Were you asked to provide an opinion of overall condition? (Average, Fair, C3/C4, etc...)
2. Did your inspection involve any aspects related to the "market"? (opinion of inventory, typical DOM, concessions, etc...)

1. Yes but in an indirect way. As in a 1004 we describe materials and state what condition we believe them to be in....
In my reconciliation I did offer my opinion of overall C rating....
2. No....

The form for the PDR just wanted physical data of the subject property.

There’s been suggestion after suggestion here and elsewhere as to what a proper fee would be considered acceptable. And it ain’t $45 or what’ we’ve seen advertised in the broadcasted email solicitations.
WHO had the hutspa to promote AND decide for Appraisers what the pricing and fees would / should be? Brokers, Quicken, Rocket, Fannie, Amrock, Clear Capital, Proteck?

COULD NOT agree MORE!

As I read through these Posts & others, it is becoming very clear to me that there ARE adequate numbers of "what will we call them" doing these 1004P -type services
for FEEs much less than what I would call "acceptable" FOR operating a business. Including the inspection or the form partS, no matter.
Once again, " setting this LOW Fee Range Offering as Standard or Typical " = we hang ourselves by those who won't hold out & request fees
that would cover the OFFSET of lack of FULL FEE work.

We are in TEST MODE people !!! and there's about 2 minutes left on the clock ! (so-to-speak)

The " I am able to DO zzz amount while waiting for other work " will buy you a $1 cheeseburger WHEN
everyone > more than YOU are feeding off of them too.
OUT of Test Mode: Then the " real fee comes "...it's like CRACK candy to the "bless your heart" ignorant.
I say ignorant to mean: uninformed, unread, unenlightened. Who knows about the rest of the definition, TBD.
Are you scared to ASK for $10 more, how about $15, how about what IS reasonable for YOUR future ???

are you planning to be : example: a "trainee" all of your life??? Do you want a career in appraising?
You think this is the end-all of the changes coming to real estate " REform " ????

As reported here and elsewhere via offering exhibits I would say that there is evidence pointing to collusion and possible price fixing. The coincidence that these requests for service fees are the about same...is no coincidence

Make no mistake - the paultry fees offered/tested (and if accepted) will fast become standardized and written in stone as customery and reasonable.

Without a pushback now There will be no recourse for down the road complaints.
