And that is what I find so ironic....
Not with E....

But with those who enjoy DW's responses back....
Of all of the folks pushing back on some of DW's posts....
And of all of the folks who "like" and agree with DW's posts....
I'm probably the only one who would consider working with SL....
Because I'm not an AMC basher....
While the DW "likers" refuse to work with AMCs, at least that's what they share....
And why is that?
Because they know that they don't truly set their fees....;)
Nor to they wish to adhere to AMC guidelines....

Isn't that a hoot and a holler!!!!
No worries - some folks are just too timid to bite or question the hand that feeds them, even if tastes strange, smells funny or possibly, poisoned.

exactly! that's why they lower their fees to whatever is offered instead of having a little backbone and charging their clients what they should! i couldn't have said it any better myself.
 
Assuming no negotiations....

If a lender states a fee and the appraiser declines, did the appraiser set the fee?
If an appraiser states a fee and the lender declines, did the lender set the fee?

If a lender states a fee and the appraiser accepts, did the appraiser set the fee?
If an appraiser states a fee and the lender accepts, did the lender set the fee?

I like a lot of Danny's posts because he knows appraisal well and knows USPAP well. He also understand basic economics which a lot of folks here don't seem to grasp. A lot of people jump on him because of his employer being an AMC.

I am an AMC basher. I think the vast majority of them base their business model on lies and deceit.

I refuse to work with AMCs because of constant updates, idiot reviewers, letters of engagement that exceed one page and other reasons.

I also don't work with AMCs because I do set my fees and they don't like my fees.

AMC guidelines? Those are written by the clueless for the clueless.

blasphemy! you only think you set your own fees, just ask the financial geniuses and economic gurus we have on here.

So when I question or push back on some of DW's posts....
It has nothing to do with SL....
And it's not a personal thing because I don't know DW....
I just question posts that pique my curiosity (for whatever reason)....
As do others who question me when my posts pique their curiosity....

Yes, you are certainly a curious person...take that either way. :rof:

What pertinent information does the MLS post that the agent doesn't post on Zillow? Realtor.com, etc. ? I haven't found much gap since dropping the MLS and the MLS no longer providing our board with financial and concession information. So I go to the deeds and mortgages website or the courthouse and look up the mortgage docs and deeds. Surprising what you learn.... In fact, these website often have info on properties my MLS didn't have, especially in rural areas where multiple MLSs may overlap.
