What could possibly go wrong?

That's pretty funny when you think about it... The courts are going to be even busier than they are now. I am not trying to inject politics, but in my mind that this is part of the war on Capitalism by the Socialist. There is no doubt that this is a Constitutional Crisis in the making. De facto taking.

Question: Given the Internet Technology we have today. Why does the Financial Industry need to be densely clustered together in the Center of a City?

In the example below the Town of Mcadenville is now a bedroom community for Charlotte.

In the south we used to have a lot of Cotton Mills. The Mill owner was the Big Fish in a relatively small pond. Mcadenville, NC https://townofmcadenville.org/ Nearby were other small ponds with a Big Fish. " Belmont, Mount Holly, Cramerton. These all have changed into Bedroom Communities west of Charlotte. Belmont is the most expensive for SFR.

Our Company
Founded in the first textile mill to have electricity – the result of R.Y. McAden’s visionary partnership with Thomas Edison – Pharr has long prized innovation. Pharr’s ability to anticipate the market’s future needs, embrace bold ideas and respond nimbly has contributed to its growth over the years and driven some of its most successful product offerings, including revolutionary high-performance yarn.

So all around the mill were many small residential homes. Often they were duplex's owned by the Company. If you worked at Pharr Yarns you had a place to live in one of the company owned duplex's. You also had everything you need within that town Specifically a Company owned General Store. You could buy things you needed to live like groceries, etc . The store manager kept a Book on your purchase and it was deducted from your pay. The beauty of this was you did not need a car, horse or anything other than your feet to get to work.

Somehow, those in any leadership position in this country are the wackiest people around. Government service has become a joke. We know that people's palms were always getting greased but in days of yore things were also able to get done. Now we have these younger idiots with wild ideas that add nothing, except to their bottom line.

I don't mind greasing someone but geez, I gotta get at least a taste too.(via constructive policies and actions)

It's not a bad idea. This is giving property owners more rights. It's not government putting on more restrictions or taking away rights.

I like how they are saying can't demo and build 4 multi units but can convert. It will preserve the look of neighborhoods.

Oregon Public Broadcasting:

"Oregon Strikes Exclusive Single-Family Zoning, But Effects May Take Years
by Jeff Mapes Follow OPB July 3, 2019 4:04 p.m. | Portland, Ore.

Oregon is getting national attention for becoming the first state to pass legislation that eliminates exclusive single-family zoning in much of the state. But it could be many years before the landmark legislation has a major effect — if it ever does.
Housing experts on both sides of the fight over House Bill 2001 say market forces and the reaction of developers will play an important role in determining how much multifamily housing gets built in urban neighborhoods that have traditionally been largely reserved for detached single-family housing."

I think (hope) there will be a backlash. Since this trend just popped up, it is probably funded by the short term rental people and greedy city government. I will also be the first person to sign the initiative petition to keep single family zoning and density at their previous density levels.

The mayor of Los Angeles suggested owners to rent back yards to people living in tents, this push to eliminating R-1 zoning is about getting homeless people out of site because it has become so bad that one LAPD office has hundreds laying on the sidewalks and when out of townees come in it's makes LA look vary-bad- that divisions building is full of rats and now some officers have come down with typhus which we believed had been eradicated years ago . Now skid row is miles of tents, scooters, bikes, trash and junk everywhere , we also have numerous cities where 10 to 5 people per house are living and in some cases in two 12 hour shifts. The streets cannot hold all the cars and many are parked on sidewalks and on lawns and it looks just like a third world nation. We have a crisis out here but the politicians all want to pretend it's a made up- BUT- its also a good source of raising revenue by holding press conferences pretending that another $20,000,000 and a Blue Ribbon Committee will solve the problem. The funny part is all our politicians live in gated , guarded developments and many have personal drivers : ) LMAO

Check out Crossville, Tennessee. Small city with NO ZONING other than regulations on FEMA flood hazard areas. The market has self regulated where residential and commercial development have taken place. Nice little city.
