The CG is probably having an-ego problem and hopefully he is not a MAI because I worked with those guys for years and many ( not-all ) thought they were living gods. I used to bust their chops by telling them if they were so smart they would have become civil engineers instead of trying to make up a cap rate. Anyway we could also be wrong and maybe he has legitimate issues with the report. This is actually a Win-Win for the OP because he/she will deal with lots of these types of people or issues. Luckily its not some DB attorney because those are the worst , because they think everyone else is stupid, and since they don't usually pay legal fees its fun for them to jerk people around. Those are the ones whose arrogance has no limits or boundary's and they bully people who have no defense. but it can be fun when they screw with the wrong people.

We had one about 15 years ago and we sued the attorney , not over an-appraisal issue but on a commercial propriety transaction. He was huffing and puffing, and told me he would bankrupt us. I told him that often the "hunter becomes the hunted" and we had just gone into hunting season and a DB attorney like him looked like the perfect target and we planned on taking him down. Guess what we got a $35,000 judgement against the dirt bag and he then decided he was going to file an-appeal which he did and that cost him even more money and he lost the appeal.

On one particular day at court I passed him in the hallway and I asked him if he had considered a career in the fast food or trucking industry, that really threw him off the rails and I thought I was going to have to call 911 because he looked like he was going to have a heart attack, his face turned bright red and he screams at me and says Walker you are talking to an-officer of the court. I just laughed and said dude you are the Barney Fife of lawyers and you look more like Gomer Pyle USMC Private First Class than an-officer. My attorney chewed me out and said that was uncalled for and to not harass the guy.

Anyway I think I gave him a nervous breakdown because when we got-back for the afternoon court session he was acting almost incoherent and the Judge asked him if he had been drinking or if he was he sick. Then he tells the Judge that I had insulted him during the lunch break, now I am getting a little nervous because the Judge tells my attorney to instruct me to not agitate an-officer of the court anymore.

Gee-- I almost hope some CG harasses me because I am feeling lonely because everyone on the forum have been too overly nice in 2019. I miss the old days 2008 to 2013 when the forum was more like roller derby and head banging and hurling insults was the daily norm.

Hey that's funny, I guess I could go over to the Village wearing a MAGA-HAT that would certainly get a rumble going , or sit at the Village Grill and mumble bad things about electric scooters, bike lanes and the City council and tell them we are going into a new ice age but I was kinda hoping to not get physically beat up before the end of the year. maybe some of the AF'S old trouble makers will come out of the closet , hell even CAN and Mr Rex seem like they are new men, kind, gentle and no fighting : ) LOL
 
Your status says trainee. Where is your supervisor and why are they not stepping in?
 
BullS***. If the forum does nothing else it exposes huge number of complaints from the public about an appraisal.

Only 1 AF member posts 90% of "complaints from the public"....
The other 10% comes in dribs and drabs from the general public and/or other AF members....

How many endless debates have occurred in the various threads where appraisers get into heated arguments.

I recall a seasoned AF member commenting on one of my posts....
Something along the lines that the AF consists of a handful of active members....
S/he was correct....
The same 20-25 AF members post 90% of the replies....
My point is that I don't believe the active AF membership accurately reflects appraisers as a whole....

The easy way out is to avoid appraising for other appraisers, Realtors, friends and family. Nothing will give you more grief that that. I don't eat so I can appraise property. I appraise property so I can eat.

As you and a handful of other AF members are considered to represent "good" appraisers....
I don't understand your decision to avoid appraising homes of "appraisers, Realtors, friends and family"....
The properties don't change, the comps don't change, the techniques don't change, etc.

Wasn't it just a couple of years ago you and I had a healthy discussion regarding "appraisers gotta appraise"?
This would have been our discussion regarding a MCG thread regarding the property he inspected that was going pot in the garage....

Nasty people- do they just get older/tired- do they change? The same vitriol from a few pops up, just less often. Can was never nasty imo just has strong opinions- fighting on internet is fun to a point till it crosses over into targeted bullying.

Gee that's about the dumbest thing you've written in a while... My business plan is to keep risk at a minimum. I cannot counter infantile outlandish expectations with logic and calculus. If someone has it in their head that their property is 'worth' more, or they think you will 'understand' why their value is so great, what requirement do I have to try and convince them otherwise. That is like thinking you are going to talk to a person of another political persuasion and change them. Gee, I'll just talk to Rush Limbaugh and my logic will be so compelling he'll join the National Socialist Workers Party.

As a geologist I worked for any number of pig headed men who didn't agree with me, but I didn't try to convince them of anything as it is a waste of time. It is a waste of time to deal with some appraisers I know who think they know it all. A trip or two to court or before that lottery known as the board and you'll get a little gun shy yourself. As for the 25 most common posters, we answer a lot of questions but those questions are asked time and again by those who rarely post or post only that one instance. Further, go to the FB sites then. Sites the core of this forum don't commonly go to. And see what the difference is...as far as I can tell, they have the same issues to deal with. In years gone by we had local appraisal groups (NAIFA, NAR Appraisal Section, etc.) and instructors and we got to know each other. And some of them were jerks. One of my old mentors had to go to the board twice. Same appraiser complaining against him. All over condemnation. Petty crap and after the second round was over the board told the complaining appraiser that they didn't want to see another such complaint or he'd be facing the board too. I won't appraise these properties because I don't need the grief that comes from frivolous complaints. No, I won't do it like you do. But that doesn't create a USPAP issue because there is more than one way to skin a cat without getting hair in your teeth. And this cat ain't gonna get skint by another appraiser if I can help it.

I tend to notice that your posts appear to get a bit more personal when you've been questioned and have no solid answer....

GREG B-CAN- AND I all grew up in Claremont CA which is in Los Angeles County, it's a College Town and probably at least 85% blue. There is always some protest going on and even at 13 years old I remember weekly protests. The Village is were the College students and Professors and Old hipsters like to hang around. My wife is a born and raised New York from Manhattan and she calls it the Greenwich Village of SO CA. Anyway everyone is lock step into the same ideology but it's no longer a place where someone can have a dissenting view, but I enjoy it because I get to tell PHD students to quit paying on their $75,000 student loans, because your either going to get them forgiven or the world comes to an-end in 11 years anyway. Anyway the MAGA hat was a joke because I voted for Putin : ) LOL

Perhaps but you make no sense. Why should I "just do it" and appraise a property knowing that the person getting the appraisal knows the procedure to file a complaint, is one of my competitors, and who can review and vet my report far better than average Joe? You got pretty personal yourself basically saying those who eschew doing those kinds of jobs are scared to let the public see our work...as if it were badly flawed and we know it?

No, I know enough human nature to see that people who don't get their way do 2 things. They blame someone else of incompetence and they assert their position on the basis of authority. "I'm a [insert - Realtor, builder, contractor, appraiser], I know more than you." "You didn't value my [pool, ADU, barn, landscaping, granite countertops, crown molding, fireplace] correctly." If I go out and there is a contract for $500,000 and I clearly know that the property won't appraise a dime over $300,000. I do not complete the report. I send it back and say I cannot do it. Why? Someone is either trying to fool me, or they have unrealistic expectations....I am not going to play their game. I don't care how honest you are, when you are dealing with crooks, you cannot win this game.

What requirement do I have to endure further torture when I can avoid it? It's like divorce. That is only "properties that don't change, comps that don't change..." Wanna go to court or before the board? Then do divorce appraisals for awhile. They are high danger and only a high fee is worth it. An appraiser I know lost her license over one for a miserable $350 fee....and the complainer also complained about both of her own appraisers and one of them got whacked and the other - a long time real estate and appraisal teacher - had the temerity to die before they could sanction him. So why do a high risk appraisal for peanuts?
