Of course they're not going to tell you that you can't use the cost approach - it's part of the form after all. What I've been saying, and what seems to not be getting through, is that you are certifying that you developed your opinion of market value based on the sales comparison approach - period.

That is 100% correct.

I can say it 100 different ways - at the end of the day, you're certifying that you placed sole weight on the sales comparison approach. Period! That's not me talking, that's the form. Even where it says, 'unless otherwise indicated', it's not referencing the development of your opinion of market value, only that you may, or may not, have developed the approach. Doesn't matter if I say you're certifying that you put no weight on the cost approach, or that you're certifying that you put all weight on the sales comparison approach - it's the same. How is that not getting through to you?

I strongly disagree that is either Fannie's meaning or their intent. Giving sole weight is logically a subset of giving any weight.
 
As odious as some statements on this thread are, I do believe it may be edifying for folks who may not have thought about the cert, or extraction, or any of the other myriad topics we've discussed. For that, I'm grateful.

I'll accept that you disagree, and appreciate your professional demeanor. Show me, though, where there is anything close to a statement certifying that you developed your opinion of market value, either in whole, or in part, on the cost approach to value?
