glen, they wrote the quote wrong from the original sandscript. it is not the 'mark of the beast'.
the correct wording is 'the mask of the beast'.
 
If anyone needs to be investigated it’s HUD. Do minorities know that HUDs inspection protocols are stricter than secondary market guidelines?

And since most of HUDs loans are made in minority neighborhoods. It seemslike blatant racism to me. And it must be studied. Somebody get Dr. Korver on the line.
 
There are some interesting points being made and it reminds me of a black appraiser I was in a couple of CE courses with. I never got to know him well, but based on the conversations and his reputation, he was considered a conservative appraiser regarding property values. He covered a mostly rural area and I have no doubt he got the occasional complaint when Bubba’s doublewide trouse didn’t appraise for what Bubba expected. Would this be considered appraiser racism? I still maintain that we are the most policed industry that requires a degree of public interaction and it would be impossible even for Grand Kleagle to last more than a year if he were to deliberately undervalue properties because he didn’t like the level of melanin in the homeowner.
 
I was not looking for comparable properties. I was looking at the sales history for all properties in that immediate neighborhood, regardless of use. Those sales provide the context for analyzing properties that might be considered directly comparable.

No filter other than going back to 2015. That's all of them by Assessor Parcel No.

I missed the last part about no filter. Why do you think the two 2018 sales for 1.25M and $1.75M did not show up in the assessor records search?
 
What is not addressed is if the subject is an over improvement for the area.
