I have an inkling that Brit appraises somewhere in the Bay Area near the water - maybe Marin County? And there is l-i-t-e-r-a-l-l-y no such thing as a conforming home there. The extremely hilly terrain and views/lack thereof make every single property - even a 1200sf shack - an adventure or sometimes a real nightmare to comp. You couldn't get me to appraise there for any amount of $$$. (Nor live there ... but that's a different story ... ;))
That's what I am thinking.

Would they let you drop that county and do adjoining county? Idk. It might be worth a try.

On the VA topic - I’ve now gone three weeks without an order - the longest in the two years I’ve been on. Any idea if it’s worth a call or do I just have to let it roll? Thanks.

thanks - I had always assumed if there was a problem I would receive a letter or email.
If they have anything in portal, they might manually assign it. It is usually all computer generated on a rotation basis. There may not be anything there. You could be off in portal for some reason. They can check it.

Too far to drive to go to another county.

Average price I do for the VA is around $1.8M. Mostly refi's with an occasional purchase with large cash downs.

The "one size fits all" the VA uses for pricing is tough to swallow around here.

I love helping fellow Vets, keeping them out of trouble mostly, but the VA in Cleveland seems to hold back my orders due to my increasing Tidewater reports. I can't help it, it's the market. Repairs, I can't help them either. Are we putting Vetts in houses no matter what or protecting them from what they don't know? Why is my income effected for my bias as a PRO Vette appraiser?

All good points. 8+ years with the DOD here. I like working with the best people....the vets.

All I was trying to suggest with my post is the VA seems to be changing for the worse with regards to us appraisers. It's not as good as it once was.
