My point still stands. We can preposition if all AMC and board member's appraisals were pulled for 5 years and congress appointed an independent agency to review those reports for USPAP compliance.
We could analyze potential political conflicts between competitors.
We could analyze many other potential problems with the current system involving clients and boards.
Any user period (intended or not) should be in the mix for potential conflicts.
Prior to 2008 you could find few complaints (IMO) and in the years moving forward an increase has taken place because of "Lost Focus" as to why we were required to be Certified in the first place. When we get politics/banking & lobbying (group therapy)
vs an Independent Contractor, the system becomes flawed towards the larger group (just like bully's) they suck up more air than a single party and therefore, "control" the independent as needed. Can you think of all the violations under that premise ??

If I withdraw from an assignment because of Appraiser Independence issues, does that mean that another Appraiser after me may be less experienced or less qualified? Perhaps. And how does that benefit anyone?
Aren’t we all after the most qualified Appraiser? Will this issue make a non-black Appraiser less qualified to appraise the home of a black homeowner? Isn’t that being
racially biased?
I’m sure we all as Appraisers have been almost “brainwashed” (for lack of a better term) to be “neutral, unbiased, and not an advocate for any party”. At least that’s what I was trained to do.

At one point I distinctly remember the Board actually reading thru the complaint and either tossing it or finding what they believed was a reasonable complaint. Today it's like everything else, jump on the bandwagon appraiser's are easy targets.
