I am going to hijack this thread :giggle: I also recently moved here to the SA area and know that due to the soils foundations are a possible bigger issue here. How are you all handling that, any comments or commentary?

Yes, just a couple more election cycles & we won't have national embarrassments like Gov. Greg Abbott and Lieut. Gov. Dan Patrick in office. Unless the Republicans are successful in their voter suppression efforts.
It's always easy to be a complaining liberal in a free market under a conservative regime trying to preserve the American Dream, but somehow their tune always changes when their wish of a socialist utopia becomes reality. I'm an Arizonan and have seen thousands of Californians, Washingtonians, and Oregonians move here over the past 12 months when the brutal consequences of their liberal ideals came to fruition and they actually had to live by the rule of Newsom and the other scumbag leftists. Their tune has changed and MOST of them now see what ignorant voting did to their home states.

In Texas, it is very important to check the exterior brick for cracks and watch for cracks on the interior. Since we have sensitive soils, shifting will cause cracks in both places. Minor hairline cracks are just typical settlement in most cases. I have seen cracks I could fit my hand into on some older homes. It is good to have a good equilibrium when walking homes in Texas. Sometimes, I just walk through the home and can tell the home is not level. One thing you have to look out for investors who like to do the "lipstick on a pig" remodel. They will cover up the cracks on the interior and sometimes on the exterior. If you see doors swinging open on the interior all the same direction on one side of the house, that is a good sign there is a foundation problem. Twice last month, I had two "lipstick on a pig" investor remodels where I asked for foundation reports and/or required repairs and both times they need 16-20 piers. They were hoping to push foundation repairs off on the new owners. Also, never trust a foundation report over a year old. Agents will always want to provide you with the previous foundation repair report from 3-10 years. That does not mean the foundation does not need repairs now. My parents have had their slab home foundation repaired four times in 50 years. Each time with a lifetime guarantee, each time the foundation company was out of business when new repairs were needed. There is almost always going to be some kind of settlement in slab homes in Texas, if you don't have any you did not do anything special, you are just lucky.

I'll take constructive criticism from fellow Texans (especially the highly esteemed Mr. Hicks) but a smart mouth from Arizona telling me in this Texas thread that I need to move to California can kiss my azz. Or you can come tell me that in person, straight down I-40 from Phoenix.

The biggest settlement problem in Texas is too many peckerwoods from Tennessee and California have SETTLED there. Of course, Travis, Crockett and Hicks are not included in that group of settlers. :cool:
