Revision request (remove comments)

I was asked by the lender to address if permits were required. Which I did with a dated revision request comment in the addendum. Now they want me to remove the revision request comment. Is this something I can do? I have never had this request before.

Requested Revision 11/17/2021

A request for appraiser to confirm if the state requires a permit for any additions that were added to subject. Appraiser was unable to determine if a permit was necessary as the property card states the subject a "MH Triple Wide" home. The current homeowner does not have a permit as they purchased the subject from the prior owner as is. Appraiser contacted the Code Enforcement Department of Horry County and was informed that there was no permit issued.

Requested Revision 11/30/2021

A request for appraiser for appraiser to remove comments pertaining to required permits as the lender was under the impression that a permit would need to be issued for the decking/stoops due to them being listed as additions/modifications on page 2, but it does not appear that these things need to be permitted. An appraisal was completed on the purchase 1/2020 and there was no mention of permits then. Appraiser has removed comments within this report pertaining to required permits.
 
I would do it but do keep a copy of ALL versions of the report you submit. You might add a comment to the effect that a request for revision was made 11.17 and 11.30 and were complied with with out any specificity as to what was revised.

If it was not relevant, why did you address it in the first place?
 
You can’t take pee out of a pool. You date every revised report and keep all copies, just like your client. If anyone audits their files, they will see the report that has the comments you removed. You better have a damn good reason for doing so or else you will have to explain that you didn’t do it to make the report more saleable.
 
decking/stoops permit seems like minutia to mention. FNMA will permit unpermitted additions, and they/we worry about some decking & stoops?
although i do understand that in some area, the inspectors are nazi's.
 
If you guys think the questions they're asking now are superfluous just wait until the market tanks, the volumes dry up and they have the time to go over your reports in detail. By the time their employer is booking losses they're going to be looking real hard at everything that crosses their desks.

Good question, I try to inform the lender as best I can when they have questions or concerns. It has been resolved so no worries. Thank you for responding.
 
I always copy and paste revision requests into the addendum and answer each under the appropriate question. Most of the time I am writing my response as "This is already addressed in the report on page 1, section..... Then I copy and paste what is already in the report again. If they ask me for something I am putting it in the report. I get a sick satisfaction that the lender will read the review request and see that the AMC is not doing their job and wasting my time. I would not remove the revision request from the report.
