Standardized Property Measuring Guidelines

THEY don't. THEIR LOCAL BOARD does. Just like US they have guidelines.
So, guess in TEXAS realtor agents & BICs don't have to "actually measure" OR disclose GLA.
SAD for you Texans.
Our MLS sheets do not say "GLA." They simply say "square feet." They have disclaimers in the contract about "square footage." They never use the term "gross living area." Agents do not deal in GLA. That is why they lump any area they consider living area (including sun rooms, below grade areas, guest quarters, etc) into "square footage." Their disclaimers state that they encourage utilizing a professional like an appraiser, engineer or architect to determine proper square footage. I am sorry if your boards do something different.
 
Our reports are for our clients.
However, buyers will use our measurement as a ploy to renegotiate price if considerably different from assessors records even though we adjusted comps measurements as we should.
 
No one else will be required to measure by ANSI standards. In fact we have no idea if Tax Records, Realtors or any others that measure homes are using ANSI or not. Big waste of time.

They still have homes adding aluminum siding in your area? Yes, brick veneer increases the GLA if the plans do not show them, unless they frame it to include the brick veneer on the same forms.

If I add thicker exterior stucco or brick veneer, I can increase the square footage of my house.
A small house won't have that much but a larger home can increase a home from 2,950 sf to 3,000 sf which sounds better and make a difference in bragging rights (think of 1 caret diamond worth significantly more than .99 caret).
Before appraisers could round off higher or lower on one side or the other and our measurements were (at least mine) used for appraisal purposes only.

I just watched a webinar abouit ANSI. They used that example. They claimed that ANSI just says to use the farthest measurements. Just have a peice of siding that sticks out and extends the measurement

Translation: Keep doing exactly what you have been doing, but call it something else and measure to 1/10 instead of to 1/2 of a foot. That's what I hear. Am I wrong? :unsure:
 
Does ANSI apply to measuring balconies and decks?
