Updated guidance Appraisers will be required to use the Square Footage-Method for Calculating: ANSI® Z765-2021 (American National Standards Institute®) Measuring Standard for measuring, calculating, and reporting gross living area (GLA) and non-GLA areas of subject properties for appraisals requiring interior and exterior inspections with effective dates of April 1, 2022 or later on loans sold to Fannie Mae
 
I've been using ANSI for over a decade and, honestly, there is seldom much difference between actual GLA and tax GLA... Get ready to see ANSI Measurements as a required course for re-certification, though... :eek:
 
Good luck trying to get appraisers to follow this.
 
How about Caba Cusi and all these other useless gadgets out there. They stand to profit big-time from this.
 
So who is going to police this? Are we going to get GoPros to wear while we measure and sketch to ensure we follow the rules? Most appraisers measure similarly and if not to ANSI standards, very close. I am not sure where this is coming from except to satisfy someone who thinks our measuring techniques are all over the map. ANSI standards are not going to help with appraisers who can't measure a house.
